Castle View Place: Knight Frank Press release

Launch event is a royal opportunity for Staffordshire commuters

“Your home is your castle”, as the saying goes, but this weekend homebuyers will be offered the chance of a high class lifestyle without the royal price tag, as Knight Frank launches Castle View Place to the market.

Located on Castle Street, less than five minutes from the train station and a short walk from the town centre, Castle View Place is a select development of 24 one and two bedroom apartments that is set to appeal to both locals and commuters. Thanks to the fast and frequent rail connections on the West Coast Mainline, residents can be in Birmingham in just over thirty minutes by train or London in an hour and a half.

The open day will run from 10 am to 4pm on Saturday 19th July 2008 and will offer homebuyers the chance to take advantage of flexible, tailor made deals on their dream property. With all properties now build complete homebuyers can move in at their convenience. Knight Frank is launching Castle View Place on behalf of Clutton Homes, the company behind a number of high profile developments across Staffordshire, Shropshire and Greater Manchester, including The Lexington, Telford’s new £20 million luxury apartment scheme

According to Joanne Clark, associate at Knight Frank, the accessible location and competitive prices of  Castle View Place will put suburban town centre living within the reach of a wider market, allowing more people to enjoy the benefits of the £500 million regeneration of Stafford town centre. 24 apartments are available at Castle View Place, each with its own parking space. Prices start at £110,000 for a one bedroom apartment or £148,000 for a two bedroom property, although the open day will give buyers the chance to negotiate exclusive flexible deals.

Joanne said: “Stafford is rare in the way it combines the character of an old historic town and the vibrancy of a modern up and coming location. Castle View combines the best of both worlds. Prime plots enjoy views of the ancient castle from the balcony and every home is within a stone’s throw of the new amenities and developments coming forward. These include a revitalised shopping centre with new brand names, a £60 million investment in the campus of Stafford College and an ambitious mixed use development, Riverside Regeneration, which will include a six screen multiplex cinema, hotel and conference facilities and new bars and restaurants.

“Seeing the apartments and the location, I think people will be surprised at the kind of lifestyle they can actually afford and now is a good time to take advantage of the opportunity. According to research just released by Abbey, now more than ever, first-time buyers are better off entering the property market than continuing to rent long term, with those who rent for more than 25 years losing on average £10,500 compared with those who buy a home. In 2007 this gap had begun to narrow, due to continual rising house prices and falling rents, but now the trends have reversed, with rents rising dramatically this year.

“People who buy now in Stafford also have the advantage of knowing that they are investing in a town with a future, and in the next couple of years they will see a transformation take place on their doorstep, with a whole new offer retail, leisure, restaurant and entertainment offer ”

As homebuyers become increasingly cost conscious, research by Knight Frank has also revealed that well designed newly built homes such as Castle View Place could save hundreds of pounds in comparison to an older property.

On average, new homes are six times more energy efficient and generate 60 percent less carbon emissions, which can save up to £500 per year on bills for an average sized house. Newly built homes also allow for a more efficient use of space, with an average of 17 percent of living space remaining unused in older properties.

Joanne continued: “The good thing about new properties is they are built to suit modern lifestyles so that they can give you more for your money both in terms of practicality and style. Clutton Homes has paid particular attention to design at Castle View Place.

“Through their choice of glazing, heating systems and insulation materials, Clutton Homes has provided apartments that are environmentally and financially friendly. Meanwhile they rate highly in terms of style and specification due to the high quality fixtures and fittings, stylish chrome finishes and kitchens that have been planned in consultation with spatial design specialists. Integrated appliances come as standard, which saves first time buyers the cost of purchasing new appliances and means that those who are relocating do not have to panic about whether their current appliances will suit their new space.

“We have already received a significant amount of interest in the development, and we have spoken to people who mistakenly assumed that they simply could not afford a stylish apartment in such a central location. The open day is a chance for people to see the homes for themselves and chat informally to our professional advisors so they can make an informed decision and get a feel for the kind of lifestyle that homeownership could bring.”
